Prices of houses and apartments fell to the level of one year ago
According to the data from the National Bank of Slovakia (NBS), which processes them in cooperation with the National Association of Real Estate Agencies of Slovakia (NARKS), the average price per m2 of houses and flats achieved 1 413 Euro in the first quarter of 2009, the lowest since the last quarter of 2007. At the same time, prices in the first three months of 2009 fell semi-yearly the first time since 2005, i.e. by 4.3%. Compared to last quarter of 2008 the decrease represents 4.5%. While for the whole last year houses and flats prices grew semi-yearly by 22.1%.
The Bratislava and Košice region influenced the over-Slovakia semi-year decline in houses and flats prices, where the average price of m2 versus the first quarter of 2008 decreased by 7.1% to 1 828 Euro and 12.2% to 960 Euro. In other regions, the average price increased semi-yearly on the contrary. The most important increase was reported in the Nitra region by 16.5% to 755 Euro, in the Trenčín region by 11.1% to 818 Euro and in the Trnava region by 8.4% to 992 Euro. The light semi-year increase reported the NBS in the Žilina region about 2.5% to 905 Euro, the Banská Bystrica region by 1% to 839 Euro and in the Prešov region by 0.6% to 966 Euro per m2.
