SF discussion meeting: logistics in time of recession

The conclusion of SF discussion on logistic parks is clear – the period of speculative construction is over. DTZ and King Sturge representatives have presented the results of the Czech market of industrial properties in times of boom, at the start of the crisis and in the first quarter of this year. What do they tell us?

  • speculative construction was halted
  • there is weak offer in the regions of Brno and Ústí
  • quite the opposite, surroundings of Prague, Plzeň and Ostrava witness excessive offer
  • tenants start to have financial problems
  • relocation from worse to higher quality premises goes on
  • number of vacant old premises rises.

However, the current situation has brought several advantages: reduction of rentals, lower construction costs, friendlier approach of municipalities and a chance for new projects in attractive areas.
