Best of Realty – winners in 2009

“It was not an easy year!” said Tomáš Drtina, chairman of the expert panel of the 11th Best of Realty content, at the beginning of the award ceremony. However, the large auditorium, prevalently containing representatives of domestic property developers, hinted that in spite of the economic recession the contest once again fulfilled its mission this year: promote high-quality construction in the Czech Republic.

43 projects were submitted in five basic categories this year – New Administration Centres, Reconstructed Offices, Residential Projects, Business Centres and Hotels. In addition, the panel decided on a special award for a project that uniquely contributed to the development of the Czech real estate market last year. In addition, the Association for the Development of the Real Estate Market (ARTN) also provided its Award for Excellence. Just like last year, the Award of Readers of Media Partners was also handed out, where anyone could vote for the best real estate project on the content’s homepage without any selection of category.

The fundamental criteria for assessing the quality of the submitted projects were: choice of location, urban and architectural design, quality of implementation and, in particular, success on the real estate market. It was possible to submit projects completed in the Czech Republic after 1 January 2008.

The winners of the main categories of the 11th Best of Realty contest were selected by an expert panel of seven members, headed by Tomáš Drtina, Director of the market research agency Incoma GfK. The panel members were experts from the Association for the Development of the Real Estate Market (ARTN), property developers, the Union of Architects, real estate brokers and banks.

Prague submitted most projects

In the biggest category of Residential Projects (with a total of twenty submitted projects), the panel members selected the brewery A7 Holešovický pivovar in Prague, in which they appreciated the sensitive reconstruction of the industrial building, aimed at creating a new, modern landmark for Holešovice, Prague, and the huge contribution for its further conversion. The category of New Administration Centres was dominated by stage I of the complex Futurama Business Park in Prague 8. The panel awarded this project for its forward-looking development approach, which made it possible to achieve an architectural, volume and operating quality with a huge potential for a further increase of the value of this project in connection with the specific locality. The best project in the category of Reconstructed Offices was Classic 7 Business Park in Prague 7, commended for enriching the office as well as the local segment of the real estate market and for an efficient conversion of a neglected industrial building into a modern administration facility. As for Business Centres, there was a bigger influence of the regions, just like among Hotels, while all other categories were dominated by Prague; the best Business Centre was Arkády Pankrác in Prague, as a professional business centre that complemented the functional structure of the Pankrác Plain with a modern, top-quality shopping opportunity. The Hotels award was given to The Augustine Hotel in Prague 1 for its harmonious combination and compliance with historical buildings with elements of modern architecture, all packaged into a luxurious complex.

The panel’s special award was handed out to the National Technical Library in Prague 6. The award was given for a great example of a building intended for public services, an excellent urban, architectural and technical design and so far the most prominent display of cooperation of the public and private sectors in property development.

ARTN’s Award for Excellence was given to the Jewish Union for its Social Care Home Hagibor. The Award of Readers of Media Partners, including Stavební fórum, was handed out to the three stages of the villa project Atriové vily Císařka in Prague 5, which were submitted in Residential Projects.
