BRF published the data on the office spaces market for the 4th quarter of year 2008
The Bratislava Research Forum (BRF) published the data on the office spaces market for the 4th quarter of year 2008. Members of this forum – Cushman & Wakefield, CB Richard Ellis and Colliers International share the information in order to offer clients and public consistent, right and transparent data on the office spaces market in Bratislava. The entire offer of the office spaces (Office Stock) exceeded 1.162 mills m² at the end of the forth quarter of year 2008. 60 % of the Stock consists of office spaces in standard A and 40% in standard B. Since the beginning of last year 176 683 thousand m2 of new office spaces have been supplied. Their increase in the Bratislava centre was limited. 22 000 m2 of new office spaces came to the market in the 4th quarter of year 2008 including the Apollo II last tower with 16 000 m2.
Transactions closed during the 4th quarter of year 2008 achieved the area of 63 700 m², what presents the increase by 46 600 m2 compared with previous quarter. Transactions of companies from financial and bank sectors dominated at the market followed by sectors of production and building services and sector of professional services. Direct deals presented 60 % of all transactions, where the largest ratio of 24 000 m2 had the Slovenská sporiteľňa Central. Totally 141 000 m2 of office spaces were rented in year 2008. The Central of Slovenská sporiteľňa 24 000 m2, Deloitte – Digital Park II 5120 m2 and Slovenské elektrárne – Apollo II 10 986 m2 belong to the most important transactions. The measure of no occupancy increased and achieved 8.9 % in the forth quarter. The lowest measure of no occupancy was in the 1st and the 5th Bratislava district.
