PRF: Prague already has 2.58 million metres of offices

According to the Prague Research Forum, the area of office premises in Prague grew by 42,000 square metres in the first quarter of 2009. There are no new premises in the city centre; the biggest portion of the increment was generated in the so-called “inner city” – mostly in Prague 4 and Prague 8. The total area of Prague offices therefore reached 2.58 million square metres. The most significant finished projects include: Amazon Court in Prague 8 (19,561 sqm), which is in trial operation until the second quarter of 2009, Trianon in Prague 4 (18,500 sqm), Toyota’s headquarters in Prague 5 (3,183 sqm) and Freyova 11 in Prague 9 (1,279 sqm). The total realized demand for office premises exceeded 42,000 square metres in the first three months of 2009, which marks a decrease of about 18% compared to last quarter. The most important realized rentals during that period include: re-negotiation of Hewlett-Packard in BB Centrum C in Prague 4 (7,800 sqm) and sublease of the State Fund for the Environment in Raiffeisen Centrum in Prague 7 (4,421 sqm).
