Flats for singles under construction in Vinohrady, Prague
In one of Vinohrady´s courtyards, the developer Rezidence Královské Vinohrady is building 21 luxurious hotel-style flats in three low-level buildings, for specific clientele – for singles, older childless couples and company clients. The target group is also reflected in the design of the flats which have atypical layouts (studios to two bedroom flats measuring 40 to 70 sqm) terraces, minimized operating and storage space and luxurious fixtures and fittings. Natural materials, especially wood, feature prominently in the flats. “The flats are not designed for long-term occupation, in principle,“ says Martin Slezák, from the development company and which has already completed several similar projects in Prague (residence Zlatý Anděl and residence Lužická). The project represents an investment of CZK 60 million, part of which is covered by a bank loan. Prices start at CZK 4 million and 85,000 per sqm. According to Mr Slezák, 30 % of the flats are already reserved. The rest should be sold within a year after awarding the final building approval, which should take place at the end of May.
